Multi-functional buildings construction work. Hyde owns a site that will achieve planning approval for a 318 home project in the London Borough of Harrow. This project is a major regeneration opportunity adjacent to Harrow on the Hill station. It will comprise; residential units; high quality retail space; a central borough library; And a public square suitable for markets and other events. Hyde wants to deliver a landmark scheme of the highest quality and the design has been developed to reflect this. It will be the premier apartment and retail offering currently available in the town centre. The excellent transport infrastructure is ideally placed to deliver a scheme such as this. A combination of the accessibility and design will drive value beyond the current level with the HA1 area. In order to realise our ambitions for this exciting project, Hyde is seeking to appoint a development partner through a joint venture partnership arrangement - comprising of Hyde and the successful bidder. The successful bidder will have a proven track record in developing high quality residential projects for sale, will work in partnership with us to maximise returns and be able to share risk. Outline terms for joint venture partnership:• 50% equity partners• Equal profit distribution• Structure will be determined by most tax efficient form for the joint venture• Value optimisation• Net cost open book contract with joint venture administrator to oversee• Construction services to be provided by bidder• Project management fee to be paid for managing build• No overheads or profit to be garnered by either party on construction costs• Affordable units to be provided to Hyde at cost• Hyde and partner to form a marketing team, to market and sell the units
